Summary:

      Our country is located in the middle of Himalaya–Alp seismic belt which is one of the most active earthquake zones in the world. Almost all of the territory of the country is within earthquake regions and 98 % of the population lives in these regions. Due to the negligences, huge losses occurred after 1999 Marmara earthquake. Therefore living with earthquakes should be learnt and designing earthquake–resistant structures should be paid attention to.

The purpose of this study is to investigate the faults made in static project and construction stages of buildings constructed in Ayvalik, Balikesir after the Earthquake Code-2007, to observe that there are any lessons learned from the past earthquakes. For this purpose, questionnaires are used, and sufficient number of building is investigated.

      This work composes of four parts. In the first part, general information about earthquake, the concept of earthquake–resistant structural design, the rules that are to be obeyed in the architectural project, bearing system elements and systems that are used in structures, some faults that are faced nowadays during design and construction stages and the purpose and concept of the work are explained. In the second part, design and construction stages of the buildings, license dates are obtained after March 7th, 2007, in Ayvalik, Balikesir are investigated according to minimum and maximum requirements of the regulation and the problems that are faced are examined with photographs. In the third part, the results that are obtained in this part and some recommendations are given. This part is followed by an appendix part consisting references and questionnaires.

The results obtained from the work shows that valid regulations are not obeyed in construction stage, a control mechanism is not activated effectively and due to the fact that the lessons are not taken from the past earthquakes required attention is still not paid in construction stage.
